Unfortunately it's hard to do the same when you are buying a house. You have to hope the capital purchase you make is the best choice and will work out!

Extensive Building Examinations

We will inspect:

(1) The foundations, under floor space and floor framing

(2) External wall coverings (sheathing) and exterior joinery (door and window frames)

(3) Roof framing and roof coverings

(4) Interior linings and interior joinery including interior finishing for the kitchen bedrooms and bathrooms and the laundry.

(5) We will inspect sanitary plumbing and drainage fittings and fixtures.

Specific Building Assessments

We carry out certain tests and can undertake specific building assessments.

The building inspection we undertake is complemented with certain types of testing.

This testing involves:

(1) Protimeter moisture meter for measuring moisture levels (that may indicate rot or a dampness defect).

(2) Light meter to measure indoor lighting (lux).

(3) Recording indoor air temperatures and if required acoustic survey readings of indoor noise levels and noise emission levels on the property boundary can also be undertaken.

Pre-Sale Property Reports

This report identifies any building defect/defects that could jeopardise a possible sale.

If the building inspection reveals a defect as being a breach of the NZ Building Code then the opportunity to correct the situation can be made before the house is placed on the market.

This report can also be made available to potential buyers to view and could prove to be a useful tool to ensure a trouble free transaction.
